government auction on real property-has anyone ever bid on the houses that the US govt puts up for auction?
Q. I saw a house near by that will be auctioned-it will have 2 previews on Sundays before the sale- what is the actual process? Will there be a minimum starting amount? Can we prebid before the auction or is it possible that it might be sold by another means other than the auction? What has been your experience?

A. If it is a sale to satisfy a tax lien, the official sale notice will include a list of encumbrances on the property. There will be a minimum bid. The property can be sold by sealed bids or auction at the discretion of the person conducting the sale. The taxpayer will be allowed to redeem (buy back) the property for 180 days by paying the buyer the amount paid plus interest at 20% per year. IRS also sells property that it redeems from forclosure or is being sold because of a court order. The rules are somewhat different for those sales.

A. It's very difficult to actually get a house at auction at extremely low prices like that. I've been to quite a few and actually won the bid on a couple of them. BUT... where I'm at, there is a 10 day upset bid timeframe where anyone can outbid you still but they have to up it by 3%. Or the owner still has that time to pay the lender back. A. There is a book called How to Sell Your Home in 5 Days by Bill G. Effros that tells you how to hold a successful auction of your home. I have read it an it sounds like an interesting way to sell your house but it doesn't sound like the smartest or best way to sell your house. Do you want to sell it at auction because it would be fast or because you think it will get the most money? Are you trying to avoid paying a commission? Do you have financial troubles and the auction is the cheapest way to sell? I think you need to figure out why you want to sell it by auction and not by owner or with the help of a professional Realtor though.

Q. I realize it's heaviliy dependent on market or whatever. but how does the bank usually se tthe asking price on a house. Is it at the principle on an existing mortgage minus 6% (realtors fees). Can I get it any better than this? It's a mortgage auction. Not a tax sales auction. If you've been to an auction. What's it like. How many bids are place on these houses. I'm in Texas.

How much capital to start an online auction site?
Q. How much capital do I need to start my online auction site, I have a very niche market (Don't want to say it) and I think I could do it all by myself, if not just paying for someone to make the code for the auction and then being done with it. (is it that complicated to set up the actual website) so advertising not withstanding how much capital should I start with, I know ill probably need more then the 10.99 to register a Godaddy site.

How can make auction for our invention, to find buyers and best price?
Q. our company is programming new image format. we can convert the images to our new format. for ex an image with resolution 1280x800px (145 KB) when converted to our new format the size has been changed to 130 bite without change the resolution. How can make auction for our invention, to find buyers and best price?

A. There is a huge market for it, try the TV industry.
