Auction theory is an applied branch of game theory which deals with how people act in auction markets and researches the game-theoretic properties of auction markets. There are many possible designs (or sets of rules) for an auction and typical issues studied by auction theorists include the efficiency of a given auction design, optimal and equilibrium bidding strategies, and revenue comparison. Auction theory is also used as a tool to inform the design of real-world auctions; most notably auctions for the privatisation of public-sector companies or the sale of licenses for use of the electromagnetic spectrum.

What are the consequences of letting a property foreclose?
Q. Assuming I live in NH and an investment property I own i stop paying mortgage payments on What will happen? How long until the property goes into foreclosure? If my credit score is about 700 what will it be after? Most importantly how long will it blemish my Credit Report? I have been hearing everything from 2-7 years. So which is it? Will the lender write off the loss or sue me for the difference owed compared to the amount received through auction? This is all of course in theory...no one would want to purposely do this...right?

A. These are just general estimates based on the experiences of other homeowners in similar situations. Every foreclosure situation is unique, so the effects you see will be slightly or wildly different from that of other homeowners. Usually, it takes 3-6 missed payments for the bank to put the property into foreclosure. This depends on how much you communicate with them, as they will give you more time if they think you're working on a solution. Your credit score will start dropping once you miss a payment. If you go all the through foreclosure and lose the home at a sheriff sale, your score might be just over 500. Can a home schooled student get into college...?
Q. with a record like this? I applied to Florida State University as my first choice, and as I get closer to finding out if I got in, I'm getting more and more nervous. Do you think I had a chance? My grades for high school were all A's. I have 4 credits of math (up to pre-cal), 4.5 of English, 5 of social science, 5 of natural science (with labs), and 2 of French. I also studied a number of electives such as home ec/life skills, music theory, health, programming and robotics, digital design, art, and sign language. FSU requires that home schoolers submit a syllabus for each course studied in high school to explain course content and list materials used, and we made these very detailed. A. I think you've got a great chance, from what I read on their website. Your SAT is within their median, and you've got a terrific GPA and resume. You've got the credits to match with their top schools and majors, and you definitely fit their diversity profile. I would just make sure everything (letters of rec, essays, etc.) are in prior to the due date. Your college classes and GPA show that you can definitely handle the workload. I don't know of anything else you could do - your record should speak for itself.
